This place is awesome. We had 6 adults and 2 children and still had room to spare. The fire pit was perfect for cool November nights. The river is beautiful. We had a great time in Gruene and was a good base camp for a day trip to San Antonio (Sea World). We even chose to book it again for a week next summer and hope to be able to play in the river then.

This was our 2nd stay and absolutely love it. We had a wonderful time, relaxing in the back yard, and enjoying the proximity to the river. The location is easy for those of us who didn't want to "float" down the river....(We brought our own tubes and "bobbed" in the water, at the bottom of the property.) What a beautiful place! It's made for outdoor living, with a view of the river and multiple seating areas shaded by lots of trees, which also provide privacy and a lovely ambiance. We got a workout going up and down the 20 steps between the main floor and the patio/parking level, but it was well worth it. More steps lead to the river, which can be explored on foot.
A note on the bathrooms for those who are wondering: there is one full bath on each level, plus a half bath on the main (second) floor. The ground floor bathroom is accessed either via the queen bedroom or through a door to the outside. The main floor bathroom is through the master bedroom, and the upper floor bathroom is between the two bedrooms on that level.
Inside, the open floor plan was inviting and the kitchen with its huge island had everything we needed for a fun, relaxing family getaway.

Beautiful unit that the picture don’t do justice.

Home itself is wonderful decorated and spacious. Amenities within the home and more than enough for the size of home and having at least 3-4 families. The house has privacy for guests and large entertainment areas as well.

The backyard is the highlight of this unit, with the river just a few steps away. The house has a wonderful fire pit area and bbq while listening to the river creates such a wonderful ambiance.

Every one of our party felt at one with nature when sitting in the backyard of the house.

It was truly such a relaxing weekend in luxurious house. Will definitely book it again in the warmer months.

My friends and I rented this beautiful home for my birthday getaway. It was everything that we had hoped for and then some! So much that we extended our stay another day to enjoy being “home” to sit around the fire pit and enjoy the sound of the river. Although we only ate one meal at the house, the kitchen is fully stocked to prep any meal. The location is perfect for a minute ride into Gruene or a short ride into San Antonio or Austin. We loved the home and location so much that we are planning a summer trip to take advantage of staying on the river! The Gruene Life is definitely a FIVE star stay!

This house is beautiful! And the location is amazing. It’s only a couple of minutes drive to downtown Gruene and sits right on Guadalupe River. The backyard is beautiful and has lots of seating. While there are many bedrooms, there aren’t enough bathrooms. The 1st floor bedroom with twin beds has no bathroom. This bedroom has outside access. That really changed our sleeping arrangements. You can’t put a grown up in that room because they would have had to walk outside to get to main house in middle of night to use bathroom. Don’t understand why they built this beautiful home with all these bedrooms and didn’t put a bathroom in there. The property managers live very nearby and were always quick to help. We had a great family vacation!

Wonderful get away, beautiful and scenic property, indoors a bit tricky for larger groups to gather with limited seating but the really wonderful part of this property sits outside not inside. A bit silly to charge $20 for bundles of wood for fire pit but hey, if you can get it go for it!

We had an awesome experience on-site at this property. Comfortable beds, great kitchen, convenient icehouse on property to keep coolers cold, perfect river access, the list goes on! Be prepared for lots of stairs/steps between the house and the river. Please note, two of the bedrooms and 1 bathroom are located downstairs (detached), but worked out well for our group. If I could, I would give this home a 6 rating instead of a 5! We loved our stay! This home was in a great location - beautiful views of the river with river access steps away. Not only did we launch our tubes from the back yard, but we also hung out in the water below the house! The home was bright, beautiful, relaxing, clutter free and clean. Impressively, it was also well stocked; with not only with the normal things you need, but a lot of the little things that made it feel like a home. We had lots of room and super comfortable. We loved our stay! Check-in and check-out were a breeze and the caretakers were the right balance of respectful of our space but available if we needed them. Communication with the team was easy, they were always super responsive. The house is right around the corner from Gruene, we had a great time exploring the historic square. The weather didn't cooperate with us enough to enjoy the river, but the river access is BEAUTIFUL and we were surprised at how much wildlife we saw (deer and birds, especially the owls!) the downstairs covered outdoor area with the couches and ping pong table kept us all entertained during the rain. Highly recommend.

Great place to stay. Beautiful home and surroundings. Right off the river. My son enjoying fishing and we did a quick river tubing adventure that lead us right back to the property! The home is very close to grocery store and many amenities, but it feels like you are in a secluded area. There are a couple close neighbors, but that was not a problem.

Beautiful place to gather with family and create memories! The house is absolutely beautiful and spacious to keep everyone together but also give everyone their own space and privacy. Bedrooms are all so cozy and comfortable. I love the separate rooms downstairs with their own entrances. The outside area is absolutely beautiful, you have your own private space on the river. The fire pit was the best part of the whole trip. Gathering around it and laughing for hours is just what we needed. Thanks for letting us stay!

The house was a little smaller than what the pics showed but very nice! We had 15 (2 that were 2 and under) and seemed to have enough room for everyone. Loved the outdoor tv (football of course), and the fire pit was utilized every night (be sure you bring your own wood!).....the TVs were a little hard to figure out, but once we found the regular channels with our football games, all was good. We always leave a tip for the housekeepers, but we learned just before checking out that we were required to strip all beds and towels which we found a little unusual for what we were paying for the house, so we opted not to leave any extra gratuity.

All in all, we enjoyed our stay very much....

This place is great. It was sparkling clean. Our family and friends had a wonderful time. Be aware that there are a couple of rooms that are not in the main house. You basically have to come out of the house head down stairs and the rooms are there. It wasn’t a big deal for us but I could see being a deal breaker for others.

A Perfect Escape!

This home has all the features of a lodge, with an excellent layout, located right on the Guadalupe River in New Braunfels! Tubing companies are near, however most are closed (due to Covid-19) or allow you to use your own tubes. Make sure you verify if you are considering floating! If the weather is warm you can still enjoy the river (we did although we had slightly cooler temperatures!)
The property is spacious with just one neighbor and the grounds keeper. The firepit and outdoor patio are awesome with plenty of space, lawn chairs and tables. A gas grill is avaialble, however I would recommend the owners add charcoal for grilling aficionados!
There are 7 bedrooms on this property, we used 5. The remaining 2 rooms are twin beds. With this in mind unless you have small children, you should be able to have 14 adults, as long as they don't mind the smaller beds!
I would book this property again without hesitation! For a large group, I doubt you will find a better property or location!

This home was amazing and perfect for a peaceful getaway. The setting is perfect - one nice, quiet neighbor on one side and the rest surrounded by the river and woods. We felt wonderfully secluded and yet were just minutes from great food and shopping. The house is very spacious and well appointed. The outdoor seating area and associated fire pit and furniture is phenomenal. If not for a small issue with a lack of propane for the grill, our trip would have been perfect in every way. This place will definitely stay in my favorites for future visits with family and/or friends.

We had a wonderful stay at this property! The house was very nice and plenty of room for our whole extended family of 17 people. The management was very helpful and quick to respond in preparation for the trip and checking in on us while we were there. Such a wonderful house in an amazing location on the river!! Perfect for small children to play in the shallow water and also right next to some fun Rapids for the older kids and adults! Great place, lovely staff! Prompt and friendly. 2 of the 6 bedrooms are not in the same main part of the house so we were separated from other family (kids) and had to get our in the rain in the middle of the night to get to them which was a bit inconvenient. They were very considerate and helpful if you need anything at all. Very prompt! One of the downstairs bedrooms has a bit of a moldy smell so unfortunately we ended up with only 5 bedrooms that were usable since the “7th” bedroom are bunks in a hallway with no door.

I think you’d be very pleased and super happy staying here but it’s always good to have all the details up front 😉

This was a great place to stay. We had 7 kids all under age 11 and we had a blast. The shallow river shore made for a great river experience that all the kids and adults could enjoy. Charming is the best way to describe this place. From the game closet to the beautiful view, this place does not disappoint. The location is perfect as you are less than a mile from Gruene Hall. We were four families renting this place and we had a fantastic time. The location is ideal, and although is within the city limit and close to the hall, it feels like a seculded place near river. The place is furnished with quality furniture. The kitchen is fully equipped (it even had a bread maker). It has 6 rooms and two bunkbeds. The room ranges from a large gorgeous master bedroom to a room furnished with simple two single beds. One a most pleasant aminities was the fireplace outside. We hung out most of our time near the fire.

Couldnt have asked for a better retreat spot

We held our company annual retreat here and I couldnt have asked for a better venue. Plenty of room for everyone to have their own space, so important for everyone to feel comfortable in a business setting.
The communal living space was plenty large enough to house our meeting and living needs.
The firepit was a great place to connect at night and share stories and memories and we were just minutes away from historic downtown Gruene for a fun night out.

It was a pleasure having James and his group stay with us in Gruene. James is a fantastic guest to have. Followed all the house rules, left the house very clean and had excellent communication. We had an amazing time at this rental! We had decided to rent a home in Gruene Texas for the Holiday and couldn’t be more pleased. The house was very clean and nicely decorated. We were worried about not having a Christmas Tree to put our gifts under but with much surprise there was a beautiful tree when we arrived. The house was also nicely decorated throughout with Christmas Decor. I feel that they went above and beyond by doing this. The most breath taking was the outdoors! An amazing view of the Guadalupe River. We enjoyed sitting by the fire in the evenings and enjoying the atmosphere and each other’s company. I highly recommend this rental.

This home is a wonderful place to stay in the heart of Gruene, TX. We had a large corporate group stay here and it worked perfectly for what we needed. The fire pit and outdoor areas are a huge plus! The house right on the river was amazing for our mother daughter trip. The house was clean and beds were comfortable. Kitchen was well stocked and the large ice maker on the premises was very useful. It was nice actually having 6 bedrooms with beds rather than just couches for sleeping like some houses. We will definitely book again.

We enjoyed the most relaxing few days. The fire pit and the sound of the river makes this house a special location. There were 10 adults where we comfortably had our own beds. Couples and children can fit 20 easily. A memorable location. Highly recommended.

The house is beautiful and less than half a mile away from downtown Gruene! We enjoyed our time around the fire pit, enjoying the beautiful sunset and river views in the evenings. It was perfect for our party of 16 for a fun, bachelorette weekend. I highly recommend this home!

Wow...the word that came to mind once my family and I arrived to the property. Absolutely beautiful home right on the river with all of the amenities a family could possibly need. Cozi Vacation Rentals had excellent communication and made check in a breeze. Beautiful home, excellent location, and great hosts. My family and I plan to come back every year.

Gorgeous Riverfront property

We brought together two generations of family for a holiday weekend retreat and this was the perfect place for our families to spend time together. There was something for every age, ping pong and basketball were big hits, watching and listening to the river, and sitting around the fire at night. The house is very well decorated and full of all amenities you need in a home away from home.

This place was beautiful! Perfect for our family of 20. Everything was comfortable - beds, pillows, furniture. The hosts even put up Thanksgiving decorations all over the house for us. The fire pit was also wonderful. We would stay here again and again and again!

Dream come true house!

This house served as home base for my family reunion. It was the perfect size and very accommodating for everyone who attended. The access to the river was such fun for the kids who rode up and down the small rapids that you can access from the shore. The kitchen is fully equipped. The beds were comfortable. The deck space allows for a lot of different seating options. The ping pong table was a huge it. I cannot say enough good things about this house. It is everything I hoped it would be and so much more. I highly recommend it.

Exceeded my expectations!

We stayed for the first time and had a full house including kids. It went so well and I owe a lot of that to the house! It was so nice, clean, cute, and accommodating! Location was perfect. Our kids were all under the age of 4 and the shallow river bed was perfect for them and us! While the kids napped, we could relax in our river chairs and watch floaters go by. Easy access to Gruene was a plus too! Highly recommend and would love to go back.
